The Plaza Tower is a fourteen story West Hollywood luxury-high rise building in the Norma Triangle area of West Hollywood, on the border of Beverly Hills. The tower hosts 84 condos within its walls, along with numerous luxurious amenities for residents. The building was originally built in 1961, and is currently undergoing a $10 million renovation.
Plaza Tower is located in between Dicks Street and Norma Place on North Doheny Drive in West Hollywood. Across the street from 838 N Doheny Dr. is Plaza Tower’s next store neighbor 818 N Doheny. Doheny Drive gives residents easy access North and South if you are heading toward the Sunset Strip, Beverly Hills, or West Hollywood- you can be there in minutes. There is a wonderful French Bakery near the corner of Doheny and Santa Monica that is a local favorite called La Conversation which is a great place to meet and have coffee.
There are Eighty-four condos contained within Doheny Plaza Tower’s 14 floors. Residents can choose from one and two bedroom floorplans or three penthouses. There are seven units on each floor, (37) One-bedroom condos that range in size from 748 – 1,240 square feet and (44) two-bedroom units range from 1,237 – 1,554 square feet.
Stacks #2 and #3 face west and look over Doheny. Stack #1 has the least desirable view because it looks straight across at 818 N Doheny but is also has one of the largest floorplans and the largest wrap around balcony.
Stacks #4 and #5 face the Santa Monica Mountains, the Sunset Strip and the Hollywood Hills. Floor plans in the Plaza Tower are practically designed. The architects sought to maximize the amount of usable floor space by including such features as walk-in closets, built-in items and pass-throughs. On May 29 2013, the $10 million restoration project for Plaza Towers Condominiums broke ground. The building was constructed in 1961 and is in good condition, but will definitely benefit from some modern updates. Here are pictures of the current Lobby and Entry. The renovation will include a brand new lobby and street level parking garage makeover, new ground level pool area, new elevators, new hallway interiors, plumbing, exterior paint, and a revamp of the rooftop pool.
Parking & Laundry
24/7 valet parking. 2 Parking spaces for each condominium. The parking spaces are assigned by the manager so they are not deeded. There are 10 guest parking spaces and 4 parking levels- P1, P2, P3, and P4. Laundry is in unit in the kitchen
Prices rise as you go higher up. The values in this building are really low right now because each unit was assessed over $100,000 for the renovation and this is coming straight off the purchase price. One bedrooms sell for around $400,000 to $500,000 and two bedrooms are selling between $600,000 and $700,000.
Home Owner’s Association
Home Owner’s Association dues are $700 $1,200 a month depending on the square footage of the condo.
In 2013 838 N Doheny underwent a $17M renovation. The work was recently finished in 2016. There was a special 12 year assessment assessed to each condo. The price for the assessment ranged from $120,000 to $240,000 or about $160/sqft per condo. Interest rate 5.5%. The assessment is assumable for a new buyer although the trend is to pay it off at full at close of escrow because interest rate for loans is 3.5% to 4%.
Regular HOA dues cover: HOA dues cover amenities such as the two pools, fitness center, sauna, valet parking and concierge services. The special assessment is amortized over 15 years and the monthly payment on it is $1,000 – add up the two fees and you are looking at HOAs at $2,000 – $2,500 per month. No EQ insurance.
