960 San Vicente is a 15-condo townhouse development in West Hollywood. Built-in 1978 by Summa Properties the medium sized 2 bedroom townhouses are exceedingly walkable and feature kick-ass private front patios. The building HOA dues are very low at $350/mo. However, the building does need some upgrading. The main thing would be exterior paint. Condos can get in unit laundry, if not already upgraded.
From 960 San Vicente, you are a 5 minute walk north or south to a vast array of activities to do. Sunset BLVD to the north offers Luxury Hotels, with clubs and rooftop pools (Soho House, The London, The Mondrian, Standard, Millennium Towers) and Classic Rock and Roll Music Venues (Roxy, Whiskey A Go Go, Viper Room) and restaurants and the sunset plaza. To the South is Santa Monica Blvd, with its landmark rainbow crosswalk- there is a US Post office along the way, and West Hollywood Park and Library, West Hollywood Pavillions, and a ton of bars and clubs. Another advantage is this is walking distance to the up and coming West Hollywood Elementary School. There is a fire station on the corner, but 960 San Vicente is far enough away that you shouldn’t hear that.

All of the floorplans at 960 San Vicente are 2 Story townhouse style except for #10. Sqft ranges from 900 sqft to 1,100 sqft so these condos are not large by any measure for 2bedrooms but large enough to have a spacious living room with a gas fireplace, a modest dining area that seats 4-6, and a good size kitchen. Both Upstairs bedrooms are medium size with average size reach in closets.
One thing I will mention is the townhouses have both bathrooms upstairs, so guest have to go up staircase to use the bathroom. There is a main hallway bathroom, and a master bathroom. The master bathroom has a wire grate sky window that opens!
~1,000 sqft 2bedroom is a very livable space. In addition to this SQFT the front 8 condos have huge enclosed patios that add another outdoor room. They are about 300 sqft. Really nice spaces. They make those condos live larger than SQFT would suggest.
On the second story, all of the condos have a modest balcony off the master bedroom. Its 3×8 ft.
Prices range from $600,000 for fixer uppers to $800,000 for totally remodeled condos.
There is a common area laundry room, however the building allows owners to install in unit Laundry. Owners get a storage locker.
No amenities except an extra storage locker in common area laundry area, that why there is low HOA dues.
Parking & Laundry
Sorry no guest parking. Each condo gets 2 parking spaces in a gated garage. All of the spaces in the parking garage are side by side. A few spaces are outside the cover of garage (37-33) those are slightly less desirable.
Owners can install Laundry inside their condos. If not, there is a common area laundry room near the parking garage.
