123 N Kings is a newer construction 12-unit architectural loft building in Beverly Center. These are residential Lofts and not LIVE/WORK Lofts. Built-in 2008, 123 N Kings came onto the market during an economic downturn. The developer’s pro forma pricing was $1,000,000 plus, and they couldn’t sell. The developer lost the building in receivership and the bank sold the condos at amazing prices to some lucky ducky buyers in the $600K range. Prices for 123 N Kings Rd are hovering around $1.2M in today’s market. The building was designed by architectural firm Pugh –Scarpa in their trademark style. Pugh – Scarpa each have their own separate firms now. The Pugh – Scarpa team also designed nearby Cherokee Lofts two years later, and you can see a lot of similarities between these two buildings. All of the Floorplans in 123 N Kings Rd are Tri-level townhouses. The Original developer did not put in backsplashes, this is a nice opportunity for an upgrade if one hasn’t been added yet.
