Beverly Palm’s is located, just south of Beverly Hills in the very nice neighborhood of Pico Robertson.

I really like this building because the condos are very affordable, have a nice floor plan, and are in the Canfield Elementary School district. The building is pet friendly, and the street/nieghborhood is very safe and great for walking.

The building was constructed in 1976, and the HOA has been spending money updating the copper plumbing risers from the old galvanized, the building is 95% copper at this point. The building has two roomy subterranean gated parking garages, the ground level entrance is on the south side of the building and P1’s gate is located on the north side of the building. Some owners have put up small wood storage boxes in their parking spaces.

There are 42 units total, so this is a great midsize condo building. The amenities are so/so with an ok pool, and ok gym, an advantage to this is lower than usual monthly HOA dues.

HOA dues are l$300/mo. for the 1br and $400/mo. for the 2br and $500/mo for the 3br. HOAs do not include EQ insurance. Units in the front and back of the building have nice sized balconies.

The units also have a fireplace in the living room which is a nice bonus feature you don’t expect in this price range.

The building has a unit mix of 3br, 2br, and 1br. The 2br units sell between $400,000 and $450,000 and the one bedrooms sell at $300,000. The two bedroom square footage is 980 sqft, which is a bit on the smaller end for a 2br, so you don’t get a den or a seperate living room and formal dinning. The kitchens are galley style.

The 2nd bathroom in the two bedroom units has a shower/tub so it is more than just a powder . Central Air. The laundry is community laundry, 1 washer and 1 dryer in the laundry room on each floor. Each floor has 10 units. I prefer laundry on each floor as oppose to a large community laundry room, which is usually in the basement of a building because it is convenient (so easy to change loads!) and because laundry rooms in the basement can kind of be a little gloomy.

There is 1 elevator that services the building – its medium size. Units on the top floor have elevated ceilings:

This is because the roof of the building has some pitches- usually you would expect a building of this kind to have a flat roof.

Castle Heights Elementary

Castle heights is an elementary that has dramatically improved over the past five years. One of the highlights that the school offers is a mixed student body- children attending Castle Heights Elementy have a culturally diverse learning enviornment.

The school’s API score has been steadily raising each year, it was 903 in 2011. Castle Heights Elementary has joined some of the best public elementary schools on the Westside- including locale neighbors Canfield elementary to the north and Overland elementary to the east. Shenandoah Elementary school to the East and Palms Elementary to the south are so/so in the rankings.
