The Vista is a 19 townhouse gated community in MountainGate Brentwood. The Vista was built in 1981- hot off the trail of The Terraces and The Ridge, this is the third community built in MountainGate. I like the original development snub advertisement saying “Everything else is Downhill”. I will say Brentwood is one of Los Angeles’ most expensive Residential Neighborhoods, so if Brentwood is your address- you have officially arrived. Best the city has to offer. MountainGate offers a resort style lifestyle, with Golf and Tennis, conveniently located to the Westside, but not as chilly as Santa Monica.
Like The Ridge, The Vista has an around the clock guard gate- The Vista is guarded by the Stoney Hill Gate.
Within the Stoney Hill Gate is another gate to enter the Vista.
Vista has views of the Golf Course and Driving Range, as well as the Sepulveda Canyon and Bel Air. All Floorplans are 2 story, and SQFT ranges from 2,400 2,800 sqft, and 2 bedrooms and 3 bedrooms. These Townhomes have great backyards with brick pavers. The Color Scheme is light grey. Traditional Finishes include oak railings, double height ceilings, marble bathrooms, hardwood flooring, kitchens with a center island. There are two woodburning fireplaces in the Master bedroom and Living Room. Each townhouse has an attached 2 car garage. The Vista has its own private community pool and spa.
The Terraces are the 2nd residential community built in MountainGate. The Terraces were built in 1980 and are composed of 24 two bedroom plus den townhouses ranging from 2,200 to 2,800 sqft. The Terraces are slightly smaller in size than The Ridge MountaingGate down the road built a year earlier in 1979. Some of The Terrace townhomes overlook the MountainGate Country Club’s tennis courts, while others have golf course views.
At The Terraces in Mountaingate- you Can’t be any closer to the clubhouse without living in it! The Terraces is gated but does not have a security guard.
The floorplans are all two story and have a formal foyer that opens to huge living rooms. One thing I really like about these floorplans is the upstairs living room area. I also like the Big Picture Glass window over the front doors in these condos. Each townhouse has an attached 2 car garage. Wood burning fireplaces in the living room and master bedroom. The Terraces have a private balcony and grassy backyard. Record Sale $1,626,000
The Ridge is a 72 unit townhouse gated community in MountainGate neighborhood of Brentwood. The Ridge is one of 3 townhouse developments in MountainGate- check out nearby The Terrace, and The Vista. These homes have a common wall or wall(s), so they are townhouses. Condos that are end-units only have 1 common wall. The Ridge is MountainGate’s first residential community- built in 1979. There are 4 floorplans in the Ridge- the Bristol, The Ashford, The Dorchester, and The Coventry. In True Brentwood fashion, they are Ye Olde Colonial English sounding names. Most of the townhomes have canyon or golf course views. One of the things I love love love about these townhomes is the Double Height Ceilings in the living rooms. They also have a nice amount of outdoor space in private yards outside.
To Get There: The Ridge is the first community as you drive up the private driveway- MountainGate Drive off to the left.
The path of MountainGate’s development was straight up the hill. The Ridge and the Clubhouse are the communities oldest buildings and part of the first phase of the development. The Ridge has around the clock guard gated security.
One thing I like about The Ridge’s location is that it is directly across the street from the Golf Clubhouse and tennis courts (x16).
There are three streets in The Ridge, they are easy to remember because they all start with the same name: Ridge Dr, Ridge Cir, Ridge Rd.
REAL ESTATE: Floorplans are all 2 stories with a grand staircase and are 2 and 3 bedroom ranging in SQFT from 3,000 to 4,000. The 2 bedroom floorplans have both bedrooms upstairs, the 3 bedroom floorplans have 1 bedroom downstairs. Each townhouse comes with a 2 car garage. There are tons of French Windows that open up to Balconies and private yards. Since this was one of MountainGate’s first communities it is rather modest in size. For Home Buyers seeking larger detached custom homes you will need to go further up MountainGate Drive to newer parts of the development higher up on the hill. Record Sale $2,350,000. Homes Average around 2M. Prices vary by how updated the homes are.
The Ridge has its own Private Pool and Spa just for the development.
HOA Dues range $1,000 a month, and provide EQ insurance as well as Fire Insurance. MountainGate offers a country club
