The Weeknd penthouse sale – Beverly West 

If you follow Los Angeles real estate, you’ll have noticed that one of the largest condo sales ever recorded in Los Angeles county – as well as the most expensive condo sale since Candy Spelling’s $35 million penthouse purchase in 2010 – happened recently. 

Canadian singer Abel Tesfaye – stage name The Weeknd – purchased an 8,200 square-foot penthouse condo in the luxurious Beverly West complex. That amounts to just over $2,550 a square foot in a building whose HOA dues regularly amount to over $6,800 a month. 

The Weeknd can afford this splurge. According to Forbes, the singer brought in $40 million this year and $90 million in 2017 from concerts, record sales and endorsement deals with brands like Bacardi and Puma. The Weeknd is no stranger to Los Angeles real estate – he already owns a modern estate in Holmby Hills (estimated value $18.2 million). But he’s spent his recent time in New York with then-girlfriend Bella Hadid, where he rented a four-bedroom triplex penthouse in Tribeca for $60,000 a month. 

However, this purchase definitely takes the cake for Los Angeles living. The 8,200-square-foot condo, advertised as “The Mogul” unit, spans the entire 18th floor of the Beverly West building. The entire residence was designed by Lisa Gariss of Plum Design West and features floor-to-ceiling windows, wide plank white oak floors by Cora of Italy and locally fabricated walnut wood paneling. Each of the penthouse’s four corners boasts a balcony to take full advantage of gorgeous panoramic skyline (and Pacific Ocean) views. 

The master suite has floor-to-ceiling windows, a sitting nook, built-in bookshelves, a walk-in closet and even a home gym, so the Weeknd can work out in privacy. The large master bathroom is bedecked with marble and equipped with a freestanding modern tub and a bidet. 

Each of the additional three bedrooms has its own en-suite bathroom and walk-in closet designed by MisuraEmme of Milan. The penthouse also has two convenient powder rooms for guests. 

One full side of the building is a stunning great room, with luxurious amenities such as a full wet bar, a temperature-controlled wine vault, an espresso bar, a high-end entertainment system, a marble island with counter seating, a game area with a foosball table, lounging nooks and backlit built-in shelving. 

Foodies will appreciate the fully equipped chef’s equipment, designed by Antonio Citterio. The gorgeous kitchen features custom Italian cabinets, Miele appliances, gray countertops and a separate dining area. 

The penthouse is decorated in a masculine palette of deep navy blue to compliment the walnut wood paneling. Select designer furnishings were also negotiated in the sale, including pieces from Giorgetti, B&B Italia, Armani Casa, Poltrona Frau and others. 

“The Mogul” unit feels right at home in the jaw-dropping Beverly West building. The 22-story complex was built in 2009 by Dubai-based developer Emaar Properties and includes 35 units. Floors 18-22 are home to the complex’s single-floor penthouse units. 

Besides the new, modern tower itself, living in the Beverly West is the epitome of convenience. The complex is located along the famous Wilshire Corridor, next to the Los Angeles Country Club and within a short distance of Rodeo Drive to the east and UCLA to the west. The building offers a fitness center, saltwater swimming pool, a rooftop helipad, a 24-hour concierge and 24/7 security services. 

Other Beverly West residents include billionaire real estate developer Richard Lewis, who also paid $21 million for a penthouse condo in Beverly West this past July. Ellen Degeneres and LA Clippers head coach Doc Rivers are also former residents of the complex. 

The Weeknd’s move from a 12,000-square-foot, 9 bedroom, 11 bathroom mansion to a penthouse unit in a tower isn’t all that shocking. In fact, it echoes a trend that many are embracing. With high-rise living, residents who don’t want to own a house or live entirely on their own are able to enjoy communal living and amenities while also enjoying the privacy offered by a single-family home. The Beverly West only has one shared amenities floor; when residents want to go straight home without interacting with others, they are easily able to do so. 

Right now, luxury high-rise buyers tend to be younger, trendier and more artistically inclined, such as Rihanna, who sold her Pacific Palisades estate and moved to a condo at The Century in Century City. But as the population increases, vertical living is sure to grow in popularity.

The Longford is an 18-story 82-unit Highrise on the Wilshire Corridor in Westwood. Built as condos in 1979, by NAPOC Inc, who then built Longford’s sister building the Westford a year later, these two buildings are more or less identicle.  The architect was Abe Shapiro of  Krisel/Shapiro Architects and the building was built by Swinerton & Wallberg construction. There are no special penthouses in the Longford. One thing I like about the Longford is since it is on the Western side fo the golden mile it is walkable to Westwood Village and the shops and restaraunts on Westwood Blvd. I love The Longford’s Balconies 5″x8″! Why do I love them? The square shape makes them very usable.

Good, Better, BEST, GRAND! 10445 Wilshire is a 109-unit 21-story high rise on the Wilshire Corridor in Westwood. Built-in 1980 by Najar Development Co, a subsidiary of French development company ‘Compagnie Commerciale et immobiliere of Paris’- this was the French company’s first US project. They enlisted Welton Beckett & Associates as the architect- a well known Los Angeles Commercial firm. To me, the Grand has a vaguely commercial office vibe about it- with huge wide-open rooms and tinted glass windows that save on energy costs. The name of the building originally was L’Elysee – it was built as condos but was rented out because it came on in a bad market–  in 1999 Crescent Heights (who also built the Remington and Regatta) took over and sold out the condos, redid the lobby. They offered two prices- the tenants could buy their condo as is, or pay a higher price to have it remodeled. If the tenant didn’t want to buy the unit it was sold when they moved out. When Crescent Heights took over they rebranded the building to its current name the Grand (Special thanks to Jonathan Sands). These condos have huge balconies, like its neighbor across the street the Churchill. The Top floor of The Grand is one gigantic 6,000 sqft penthouse.

All of the floorplans in the grand are single story. There are (108) 2 bedroom 2 bath condos that range in SQFT from 1,500 to 2,000 sqft. Pricing for 2 bedroom condos is between $1,000,000 to $1,200,000 depending on the floor and condition. 10-foot high ceilings in all condos. Double Entry wood doors make it easy to move large items like coaches or pianos. These condos have huge balconies with acrylic railings. Crown Towers is a 22-story 119-unit luxury Highrise on the Wilshire Corridor in Westwood. Built-in 1972, Originally as apartments by Developers Samuel Weiler and George S Hunt, and designed by architect Matthew Robert Leizner at a cost of $7.5M.

The building might have received its name from the builder- Earl S Sherman of Crown Construction Co. (who also built Franklin Towers and Empire West). Crown Towers was condo converted in 1979 at the same time as the Wilshire Marquis and the Wilshire Holmby were. The Crown has amazing views from the upper floors. One nice thing is every condo at Crown Towers gets 2 parking spaces, so that means even the 1 bedrooms get two spaces.

Most of the condos have been remodeled at least once, but if you find an original sunken tub and ceramic tile countertop in the kitchen looks really dated now.

The Mirabella condos is a 22-story 114-unit Highrise on the Wilshire Corridor in Westwood. Built-in 1982, by Mike Reyes of Urban Pacific Equities and designed by Maxwell Starkman (Fun Fact: Maxwell Starkman also designed Sony Pictures Plaza in Culver City) and built by Swinerton & Walberg at an original cost of $90 million. The Mirabella is built at the highest point along the Wilshire corridor and is perched on the South West Corner of Wilshire Blvd and Holmby Ave for two exposures. Mike Reyes developed the Dorchester a few years afterward. Mirabella is one of two brick buildings on the corridor, the other being the Wilshire Thayer. The Mirabella has a sloping staircase that leads up to a plateau where a 20-Foot Benton Steel Sculpture resides. The shape of 10430 Wilshire Blvd is a six cornered trapezoid – making every unit a corner unit.  This may have been a precursor to the Century which has an oval shape. All of the floorplans in the Mirabella are single-story except for the Penthouses. Stacks 01 and 02 face Wilshire Blvd, stacks 03 and 04 face Holmby Ave, and stacks 05 and 06 faces the rear and overlooks the wading pool and spa. All of the floorplans are 2 bedrooms 3 baths and range in SQFT from 2,200 sqft to 2,800 sqft. Some condos have 1 balcony and some condos have two balconies. Every condo has one fireplace in the living room, but some have another fireplace in the master bedroom. 

Condos have large double door entries and are very spacious. When the Mirabella was being constructed was at the height of the early 1980’s condo boom, so the builder built magnificent condos. I love the long triangular Balconies!
