This is a hillside condo on a downslope lot, so Condos on East Side of the building (11-18) have VIEWS. Condos 21-28 are street-facing and overlook Grace Ave. The building is 2 stories, with two rows of 8 condos on each floor. You need to deal with some stairs to get from the parking garage upto the Top floor. I found it a bit confusing to understand the unit number conventions for the building. The higher floor condos are in the 100’s and the lower floor condos are in the 200’s. For most flat land buildings the numbering would be reversed. So keep that in mind- #114 would be on the top  floor, whereas #214 is on the lower floor. For that reason, I think the 100’s numbered condos are slightly more desirable than the 200’s. 

All of the condos in 1942 Grace Ave are 2 Bedroom 2 Baths and range in sqft from 1,100 sqft to 1,400 sqft. All the condos are single-story floorplans except for the 4 floorplans that have very high vaulted ceilings and lofts (#123, #124, #125, and #126).

The entire perimeter of the property is fenced, which is excellent for security. 

Inside the condos, they have medium size living rooms with gas fireplaces. The Kitchens are U shaped.  Each condo has a modest balcony. Every parking spot is side by side, there are no tandem parking spaces.

All floorplans in 7062 Hawthorn are Townhouse LOFT style floorplans, with a large living level, and a steel staircase that leads up to an open loft bedroom. Floorplans are 2BR/2BA and range in SQFT from 1,100 to 1,200 SQFT. Prices range between 700K to 800K.

The ’01 and ’06 stacks face the street. The ’03 and ’04 stacks face the back. ’06 stack is the smallest stacks for condos at 950 Sqft. The Windows are great in this building- they bring in a lot of natural light. The 18-foot ceilings create quite a dramatic effect right when you walk in the front door. Each condo has a medium size balcony. Original developer finishes include strand woven bamboo hardwood flooring on the first level and industrial carpet in the lofts. I don’t like the industrial carpeting, I would change it but that’s just me. Modern finishes in bathrooms and Kitchens which are open. The developer used colorful glass mosiac tiles in both those areas. Owners can have some fun choosing different overhead lighting in the living rooms, the original developer finishes are hanging globes but I have seen owners put in all kinds of different things. Window Treatments can get quite extravagant if you want to block out any prying eyes. I really like some of the shears I have seen some owners install. The loft can be enclosed if you want it to feel more like a traditional bedroom and want more privacy from the Living Room. The loft has the biggest bedroom, but the downstairs bathroom is larger so either bedroom works as a master bedroom. There are gas Fireplaces in the living rooms. Central HVAC.

Are these stairs conjured up from MC Escher?

751 N Fairfax Ave is a mixed-use 12 condos + 1 Retail space development in Hollywood. Built-in 2010 by REthink development who is a firm that specializes in LEED development the project incorporates green design and creative live/work loft space. There are a number of green building techniques utilized in the construction- there is a 30KW Rooftop solar panel (this project has an amazing rooftop deck) and drought-tolerant landscaping.

The architect for this project was Pugh + Scarpa. One thing you will notice right away is the building’s perforated anodized aluminum panels that screen condos from public view.

These panels are adjustable and can be opened and closed. The different configurations of open and closed panels create an ever-evolving facade.  The Architect was inspired for this design by British artist Patrick Hughes, whose mind-bending prospective paintings challenge the viewer’s perception of reality.  

Can you see Patrick Hughes influence?

The building has an art mural that features famous recording artists that recorded at this sites former location- Cherokee Recording Studios. You can See Michael Jackson, Elvis Presley, Jimi Hendrix and ole Blue Eyes!

This site is music history holy ground. Former site of MGM Studios and then Cherokee Recording studios. Hollywood Regis is a 4 story 100-unit condo building in Hollywood.

Built-in 1985 as the Hawthorn Plaza Apartments- it was converted to condos in 2007 by Irvine developer Sares-Regis Group (which is where it gets its name from). The building offers some nice amenities (pool, gym, security) while keeping the HOA dues below $500/mo. The condos are compact, ranging from 500 sqft for the studios and 600 – 750 sqft for the 1 bedrooms, and 1,000 sqft to 1,150 sqft for the 2 bedrooms- which helps keep prices affordable. This is a great place to get started and later move up or stay long term if you don’t have bigger space requirements because of the convenient location.

Location

Living at the Hollywood Regis, you are right in the thick of things in hip and happening Hollywood. This area combines with West Hollywood to form an entertainment district so there are plenty of places to go and things to do. You can walk from the Regis down to Sunset Blvd, which has a bunch of restaurants, and a few Low Key bars. Short Uber distance to Hollywood Blvd, The Sunset Strip, Santa Monica Blvd, K-Town, Miracle Mile for a night out.

Some of my favorites spots in the immediate area are Runyon Canyon Park, Hollywood’s Rock and Roll Ralphs – (you also have a Trader Joes/ Bristol Farms/ Whole Foods and Pavillions), The Pikey (see if you can spot a gnome!), the Carving Board, and Sam’s Bagels. The public schools have a good elementary. Safety is pretty good- you just have to be careful if you park your car on the street because there is some property crime/ homeless.

Location

828 N Hudson is located in the southern central part of Hollywood, so you are very close to Hancock Park and Larchmont Village, and close to Hollywood and Vine. This area has experienced an explosion of development as many single family homes are being demolished and redeveloped into condos and apartments. I wouldn’t be surprised if this area became like central West Hollywood in another 10 to 15 years. The Pavilions on Melrose and Vine is the closest grocery store. Trader Joes on Vine is 5 minutes up the street. My favorite breakfast spot Grub is walkable from 828. For Special occasions, Mozza is one of the best Italian restaurants in LA. For Everday lunch spots, I like Malibu Eaterie and California Chicken Cafe on Melrose and Mansfield, however, their parking lot is always full, and All About the Bread on La Brea. The list of bars is too many to name but a couple of spots nearby are Pour Vous, the recently moved Cat and the Fiddle, and the Next Door Lounge.
