Marina Strand Colony 2 is a 68 unit midrise condo development in the silver strand neighborhood of Marina Del Rey. Built in 1978 as a follow up by California Pacific Construction Co. to Marina Strand Colony I, this development was targeted for families as opposed to singles.

All of the floorplans in MSCII are townhouse style with 3 levels and a parking garage. The Buiding is clad in wood shingles that have been painted pastel colors. It feels very beachy and reminds me of the Hamptons!

Location

Everything on the silver strand is a 5-minute walk to the beach. Commercial at the dead end of Washington Blvd and Venice fishing pier provides a fishing village type atmosphere. There are plenty of site seers trying to get a taste of what Marina Strand Colony owners get to live every day.

I like cheesecake, so I can appreciate nearby Cheese Cake Factory on Via Marina.

The Marina Beach is a little more private then the public beach if you have very little children that are just gaining their sea legs.

And of course, if you like to sail, there is the Marina.

One of my favorite spots for shopping is nearby Abbott Kinney.

Real Estate

The condos are all 3 story townhouses- sorry no rooftop decks. Each condo has a private two car attached garage which is pretty groovy. You don’t get that with condos normally. The Living Room and kitchen is on the ground level and has huge vaulted ceilings.

Condos are all spacious with square footage ranging from 1,500-1,600 sqft. There are a few 3 bedroom condos, but most are two bedrooms.

Prices for these condos is $1,000,000 to $1,200,000 in todays market.

Marina Strand Colony I is a nautical theme 145-condo mid-rise in the silver strand neighborhood of Marina del Rey. Built in 1974 by California Pacific Construction Co., the original cost of development was $13M.

When the building was finished, condos were selling really fast- the whole project sold out in a little over a year. One of the ads for the Marina Strand Colony at the time warned buyers “don’t miss the boat” because their crew was setting “sales”.

Marina Strand Colony 1 is perfect to enjoy the sea-salt-and-surf lifestyle!

Location

5 minutes to Marina Del Rey beach by foot. This beach is low key. If you want more hustle and bustle hop on your bike and ride 10 Minutes north to Venice Beach. The Silver Strand is pedestrian friendly. You will see lots of people out walking and riding their bikes.

There is a dozen beach bohemian restaurants, cafes, and bars at the dead end of Washington Blvd before it turns into the Venice Fishing Pier with no shortage of seafood! I like that a Starbucks is right there. Here are a few places to check out:

Going along with the Nautical theme, there are huge timbers in the halls that remind me of a mast. Shiplap siding also adds to the effect. The developer planted Tropical landscaping, so there are palm trees everywhere which are now 50 years old and about 30-40 feet tall. Long, dark halls, have been eliminated. Instead, short, covered bridge ways connect homes. It reminds me of walking down a wharf in a seaside village.

Floorplans

 Marina Strand Colony I condos are all 2 bedrooms except for (5) 3br condos. There are 3 floors on top of a ground-level parking garage. Floor plans are a mix of Single Level and Townhouses. Any Condos with 500s unit numbers are two stories. All condos with 300 numbers are two level penthouses and have huge 20-foot high cathedral ceilings and a loft bedroom and outdoor balcony. Square footage ranges from 1,400 sqft to 2,200 sqft- so these condos are quite spacious.

Living rooms have gas fireplaces. Central Heat and Air Almost every floor-plan has a powder bathroom. Every floor plan has an awesome master bedroom suite with dual closets and attached master bath. The HOA did a $20M renovation of the building in 2008, that completely redid the exterior siding, and new windows among other things- so even though the year built is 1974 it was remodeled in last 10 years. The elevators could use an upgrade- they are really slow.

The 500s condos and penthouses have two balconies, unless they are enclosed, which some owners chose to do. All other condos have 1 balcony. It’s great for enjoying the cool ocean breeze.

Prices range from $750,000 to $1,200,000 depending on floor and condition inside the condo.

Marina City Club is located in the Marina of Marina Del Rey- the largest man-made marina in the US and home to over 6,000 boats and yachts- this three tower, 600 unit highrise condominium has great views, and is close to the ocean.

Marina City Club was built between 1970 and 1978. The land it is built on is owned by the county. It was originally operated as an apartment building and then converted into condos in 1986. By J. H. Synder Co. who purchased the property from MDP Ltd, a subsidiary of Hughes Aircraft. In 1992 Synder Co. filed for bankruptcy protection after defaulting on their $24,000,000 loan from Aetna Insurance. After a restructured settlement the complex later sold out.

The complex is spread over a 37 acre site and dominates the Marina Del Rey skyline. Designed by Warren Overpeck in a contemporary style, the three towers are shaped like rings, and divided in half with north and south curves. The North Curves have Odd Number units, and The South Curves have even number units. The towers are named West Tower (4265 Marina City Drive), Center Tower (4316 Marina City Drive), and East Tower (4335 Marina City Drive). The Main Entrance Gate to the complex’s address is 4333 Marina City Drive.

The first four stories of the towers are above ground parking structures. The curves of each tower are 12 stories high and stacked atop the parking garage. So #100 units are actually five stories above ground, and the penthouse units on the 12th floor are actually 16 stories above ground.

Units are studios, one, two and three bedroom. Studios are 500 sqft. One bedrooms are 900-1,000sqft, and 2bredrooms are 1,200-1,500 sqft. Penthouse 3 bedroom units are two stories and are over 3,400 sqft.

This complex is very secure. There is 24 hour security and controlled access at the main gate, guests must register and get a parking pass to enter. There are a dozen guest parking spaces for visitors.

The property has a 60-year ground lease that began in 1968 and was scheduled to expire in 2028. The county approved a 39-year extension to the ground lease that now expires 2067. That means there are 56 years remaining on the ground lease plus potential extensions.

Marina City Club units are officially called ‘condominiums’ but because the county owns the land- it is slightly different than with most condominiums. What you are actually buying is a “long-term, prepaid sublease”. Basically you are buying the right to possession for the length of the ground lease. As an owner you can sell your condo to another party, but you do not actually own the land, apartment or common areas as a normal condominium owner would. Prices for these units tend to be similar to other condos in the area, because except for the additional monthly expense of the ground lease- buyers consider them the same.

The ground lease is a separate monthly expense in addition to HOA dues. Make sure you find out how much the HOAs+Ground Lease costs are when considering a condo. Also be aware there is a transfer fee.
