All of the floor plans in 944 Palm Ave have an identical layout. They are 2 story townhouse style, so no one above or below, with 2 Br/ 3 Ba and 1,366 sqft. No Balconies on these condos, but there is a small patio area off the living room with french doors. Entering through a solid wood front door, there are a small coat closet and a large living room that is connected to the kitchen and dining room. There is also a powder room on the main level which is great for guests. The living room has a gas flagstone fireplace. You can put hardwood on all flooring areas. Up the stairs to the top floor, there are two bedrooms and two baths. There is a master bedroom that faces north and a 2nd bedroom that faces south. The Master comes with a big reach-in closet and a small walk-in closet and it is huge! Very high vaulted ceilings on the upstairs. The master bathroom is on the smaller side. I really like the skylight in the stairway, it brings a lot of natural light. Each condo gets 2 side by side parking spaces, Central HVAC and laundry is inside. With smaller condo buildings like this you sometimes lose the trash chute, but also the HOAs tend to be less strict which some owners might like. There is no direct access to the parking garage and no elevator.

The first-floor condos that face the courtyard have nice patios that are enclosed with vinyl fencing. The 09 and 10 stacks that face the rear also have a balcony, but otherwise not. The building does have a huge courtyard with a pool and spa that has recliners and an umbrella with a table and chairs. The open-air mezzanine also provides some fresh air when walking the hallways. Elevator – The elevator is SUPER TINY! The first time I rode in the elevator I was surprised how small the elevator cab was, it feels tight with 3 people. Some movers don’t like it because it is hard to use for big objects, fortunately, there are two large staircases that are easily accessible for moving.

Each condo gets 1 parking space regardless of bedroom count or size, so 1 parking space even for the 2 bedrooms sorry. Almost all of the spaces are in the gated garage, however, a few condos have carport parking spaces in the front of the building- those spaces are 2 car tandem and there are 3 of them. There is extra storage in bins above the parking. 

The building has Community Laundry where? The board is currently exploring the possibility of adding in-unit laundry in condos but for now, it is not allowed.

I love the three-story Glass Entryway, this is a key architectural detail of this building. This brings a lot of natural light into the lobby of the building. The HOA is currently reviewing bids to redo the courtyard, and next paint the building, so expect a few improvements coming to the building on the near horizon.

LOCATION

From 960 San Vicente, you are a 5 minute walk north or south to a vast array of activities to do. Sunset BLVD to the north offers Luxury Hotels, with clubs and rooftop pools (Soho House, The London, The Mondrian, Standard, Millennium Towers) and Classic Rock and Roll Music Venues (Roxy, Whiskey A Go Go, Viper Room) and restaurants and the sunset plaza. To the South is Santa Monica Blvd, with its landmark rainbow crosswalk- there is a US Post office along the way, and West Hollywood Park and Library, West Hollywood Pavillions, and a ton of bars and clubs. Another advantage is this is walking distance to the up and coming West Hollywood Elementary School. There is a fire station on the corner, but 960 San Vicente is far enough away that you shouldn’t hear that.

Sqft ranges from 900 sqft to 1,100 sqft so these condos are not large by any measure for 2bedrooms but large enough to have a spacious living room with a gas fireplace, a modest dining area that seats 4-6, and a good size kitchen. Both Upstairs bedrooms are medium size with average size reach in closets.

One thing I will mention is the townhouses have both bathrooms upstairs, so guest have to go up staircase to use the bathroom. There is a main hallway bathroom, and a master bathroom. The master bathroom has a wire grate sky window that opens!

~1,000 sqft 2bedroom is a very livable space. In addition to this SQFT the front 8 condos have huge enclosed patios that add another outdoor room. They are about 300 sqft. Really nice spaces. They make those condos live larger than SQFT would suggest.

On the second story, all of the condos have a modest balcony off the master bedroom. Its 3×8 ft.

Prices range from $600,000 for fixer uppers to $800,000 for totally remodeled condos.

There is a common area laundry room, however the building allows owners to install in unit Laundry. Owners get a storage locker.

There are two condos on each floor, the ’01 stack faces the street and West, and the 02 stacks face the rear and east. All of the floorplans are single story. Floorplans are a mix of 2br’s and 3brs that range in sqft from 1,000 up to 1,400 sqft. The developer used a light color palette, which makes these condos feel light, bright and open. Buyers nowadays will appreciate the wide plank oak hardwood floors in the living room and dining area, and bling from the designer Grohe and Kohler Fixtures. There are tons of recessed lighting and very nice size living rooms perfect for kicking off your shoes and putting your feet up. Do you love to cook? Kitchens come with quartz counters, European cabinets, and GE Monogram stainless steel appliances. The kitchens still look good even if you primarily use the microwave to just heat stuff up. Central HVAC with ducting. usually for condos under 10 units, you don’t get a trash chute, but this building has a shute on every floor which I like.

The floor plans have a master suite with its own master bathroom and walk-in closets. I will say that the master suite isn’t huge.
