The Longford

The Longford is an 18-story 82-unit Highrise on the Wilshire Corridor in Westwood. Built as condos in 1979, by NAPOC Inc, who then built Longford’s sister building the Westford a year later, these two buildings are more or less identicle.  The architect was Abe Shapiro of  Krisel/Shapiro Architects and the building was built by Swinerton & Wallberg construction. There are no special penthouses in the Longford. One thing I like about the Longford is since it is on the Western side fo the golden mile it is walkable to Westwood Village and the shops and restaraunts on Westwood Blvd. I love The Longford’s Balconies 5″x8″! Why do I love them? The square shape makes them very usable.

10445 Wilshire Blvd | The Grand

The Grand
10445 Wilshire Blvd
Los Angeles ca 90024

Good, Better, BEST, GRAND! 10445 Wilshire is a 109-unit 21-story high rise on the Wilshire Corridor in Westwood. Built-in 1980 by Najar Development Co, a subsidiary of French development company ‘Compagnie Commerciale et immobiliere of Paris’- this was the French company’s first US project. They enlisted Welton Beckett & Associates as the architect- a well known Los Angeles Commercial firm. To me, the Grand has a vaguely commercial office vibe about it- with huge wide-open rooms and tinted glass windows that save on energy costs. The name of the building originally was L’Elysee – it was built as condos but was rented out because it came on in a bad market–  in 1999 Crescent Heights (who also built the Remington and Regatta) took over and sold out the condos, redid the lobby. They offered two prices- the tenants could buy their condo as is, or pay a higher price to have it remodeled. If the tenant didn’t want to buy the unit it was sold when they moved out. When Crescent Heights took over they rebranded the building to its current name the Grand (Special thanks to Jonathan Sands). These condos have huge balconies, like its neighbor across the street the Churchill. The Top floor of The Grand is one gigantic 6,000 sqft penthouse.

All of the floorplans in the grand are single story. There are (108) 2 bedroom 2 bath condos that range in SQFT from 1,500 to 2,000 sqft. Pricing for 2 bedroom condos is between $1,000,000 to $1,200,000 depending on the floor and condition. 10-foot high ceilings in all condos. Double Entry wood doors make it easy to move large items like coaches or pianos. These condos have huge balconies with acrylic railings. Kitchens are a good size (not just for storing a spare pair of shoes in the oven) and are semi-open and have electric cooktops and recessed lighting. Condos on the 15th floor and above have gas fireplaces in the living rooms. Hard surfaces are allowed- I have seen wood, carpet, and tile installed in different unit’s bedrooms and living rooms. The original design included wet bars in the living room but many of those have been removed during remodeling.

Floor-to-ceiling tinted black windows reveal stunning views of Little Holmby Hills, UCLA, and Bel-air to the north and Century City and Westwood to the south.

Each condo has its own master bedroom suite with a master bathroom with a separate tub and shower and double vanity and walk-in closet. Central HVAC. Units have their own individual heat pumps and water heaters.

10450 Wilshire Blvd | The Churchill

The Churchill
10450 Wilshire Blvd
Los Angeles CA 90024

The Churchill is a 14-story 124-unit Highrise on the Wilshire Corridor in Westwood. Built-in 1961 by Dworman Associates, a New York Developer, originally as apartments at a cost of $5M.

The Architect for this project was modern architect William Lescaze who also designed CBS Columbia Square in Hollywood. William was a Functionalist, he believed a house should be built from the inside out, not from the outside in, and the focus should be the experience of living there. Lescaze loved windows. His home in New York was nicknamed the glasshouse. I think that is one reason there are such massive 28-foot living room windows in the Churchill. The Churchill also has very large balconies- this was an attempt by the New Yorker to take advantage of LA’s great weather which allows indoor-outdoor living. Large Balconies are hard to find on the Wilshire Corridor. The Churchill was converted to Condos by Dworman in 1977.

Portrait by Yousuf Karsh for the Churchill Family

It is a tad bit odd that The Churchill has an International Modern style to it because the building was named after, you guessed it, Winston Churchill, and you’d expect it to be a traditional building. You can see the building paying homage to Churchill with the Old English Script of the building’s Logo. The original Marketing material also included a Churchill quote “We shape our dwellings, and afterward, our dwellings shape us”

The HOA redid the Pool area a few years back, so the pool is amazing. Also for more reasonably priced condos on the corridor, The Churchill has in-unit laundry which you don’t find often in the conversion buildings.

All of the floor plans in the Churchill are single story. The units are numbered with Letters. There are 10 condos on each floor. Floorplans E, F,G, and J face Wilshire. Floorplans J, H, D-1 and D-2 C and A face the courtyard and pool area. The top floor condos have the same floorplans as lower levels. One unique thing about The Churchill is the large balconies that every unit has. The balconies are 25 feet long and 5 feet wide. Many owners have enclosed the balconies to make the already huge living room, even larger. I noticed that the nearby Comstock has a lot of owners who also enclosed their balconies. Floorplans are 1 Br, 2Br, and 3Br so there is quite a mix. In addition to 118 regular condos, there are 6 maids units.

The 3 bedroom condos have 28 foot long sliding glass doors in living rooms! Look at all the glass. The Dining room has a chandelier, and the original floorplans had a wet bar in the living room. No fireplaces. Master bedrooms have their own master bathroom. The Bedrooms are large, and the bathrooms are on the smaller side. Most floorplans have side by side bedrooms. Most masters have a reach-in closet, but some floor plans have a walk-in. Electric stove in the kitchen.

Crown Towers is a 22-story 119-unit luxury Highrise on the Wilshire Corridor in Westwood. Built-in 1972, Originally as apartments by Developers Samuel Weiler and George S Hunt, and designed by architect Matthew Robert Leizner at a cost of $7.5M.

The building might have received its name from the builder- Earl S Sherman of Crown Construction Co. (who also built Franklin Towers and Empire West). Crown Towers was condo converted in 1979 at the same time as the Wilshire Marquis and the Wilshire Holmby were. The Crown has amazing views from the upper floors. One nice thing is every condo at Crown Towers gets 2 parking spaces, so that means even the 1 bedrooms get two spaces.

All of the floorplans in Crown Towers are a single story. Stacks #04 and #03 face South towards Wilshire and get great natural light although you will hear some car noise. Stacks 01 and 06 face the north toward the rear and have views of UCLA, Westwood and Bel Air and are quiet.

Condo Mix

$600,000 to $750,000

$900,000 to $1,250,000

Penthouses (A, B, and C)

I love the midcentury front doors and handle. Living rooms are spacious. Every condo gets a medium size rectangular balcony. No fireplaces. The Kitchen is a galley style and has a separate service entrance. Blair House is a 28-story 128-unit Highrise on the Wilshire Corridor in Westwood. Developed by Goldrich & Kest Developers. Built-in 1989, this building had a bumpy start. The Blair House was once called The Evian- the project was started in 1980 and ran into the 1981 condo bust. The first developer lost their construction loan and the project stopped. This is one of two buildings on the Wilshire Corridor that sat half-built at that time, the other is Park Wilshire.

The two buildings were nicknamed “Rusty” (Blair House) and “Dust” (Park Wilshire). The Evian was a rusting steel frame skeleton. The Park Wilshire was a grey concrete blob. It stayed like that for 8 years. The first developer lost the property in foreclosure and Goldrich & Kest took over. They started building again in 1988. At that time fighting was breaking out between resident associations and city council versus developers for wanting to limit building height. Since this project was permitted pre 1980 they were allowed to continue with the same plans. This Blair house kept the design but they changed the name. This time around was a different market, when Blair house was completed and had its grand opening Jan 1990 it was already 75% presold! Original sales prices were 500K to $3M. Architectural style?

Built as condos, the Blair House has single story floor plans from two, three, and four-bedroom with square footage from 1,600 sqft 4,600 square feet! In addition, there are 10 lavish Penthouses. Higher HOA dues, full-service amenities. Amazing Views.
